Chimney Crown Repair: What It Is, What It Costs, and When Sealing Is Enough
The crown is the concrete top of your chimney. Its whole job is shedding water off the masonry, and when it cracks, every winter makes the crack worse. Minor sealing runs $200 to $500 in published 2026 data. A full recast runs $1,200 to $3,000.

Crown or cap: know which one you are looking at
People use the words interchangeably, and they are different parts. The crown is masonry: a slab of concrete covering the top of the brick, sloped so water runs off. The cap is metal: a cover over the flue opening that keeps rain, snow and animals out of the chimney itself.
A missing cap lets water inside the flue. A failed crown lets water into the brick structure. Both end in the same place, spalled brick and open joints, but the fixes are separate line items. A cap is a few hundred dollars. Crown work is the subject of the rest of this post.
Why crowns fail early in Minnesota
Many chimneys, especially on houses from the 1950s through the 1980s, never got a real crown. The mason finished the top with a trowel-applied layer of mortar, a mortar wash. Mortar is not built for that job. It goes on thin, it cracks as it cures, and it has no overhang to throw water clear of the brick.
Minnesota then applies 80 to 100 freeze-thaw cycles a year. Water sits in the crack, freezes, and wedges it wider. After enough winters the wash is a crazed plate of loose pieces, and the top courses of brick underneath are drinking every storm. Crown failure is the first domino in most chimney rebuild stories we see.

Sealing is legitimate when the crown underneath is sound. An elastomeric coating bridges hairline cracks and flexes through the seasons. It is cheap, fast, and worth doing early.
It stops being legitimate when the crown itself has failed. Coating a crumbling mortar wash buys a season or two while the water keeps finding paths. At that point the money belongs in a recast: the failed material comes off, forms go up, and a real concrete crown gets poured in its place.
The detail that decides everything: the overhang
A proper crown is not just thicker material. It overhangs the brick by an inch or two and carries a drip edge, a groove on the underside that forces water to fall clear of the chimney instead of running down its face. Flat-poured crowns without an overhang keep the walls of the chimney wet, and wet walls spall.
When we pour a crown, the overhang and drip edge are the spec, not an upgrade. It is the difference between a crown that protects the chimney and one that just sits on it.

A chimney that has been drinking water through a failed crown for a decade usually has more than a crown problem. Spalled faces and loose top courses mean brick work too, and sometimes the right answer is rebuilding the stack above the roofline.
