How Much Does Brick Repair Cost in Minnesota?
Brick repair costs $500 to $2,500 on average in a published 2026 cost guide, with a national average of $2,000. Another 2026 guide, built on 4,771 verified projects, puts brick wall repair at $801 to $2,634 and averages $1,717. Per square foot, published 2026 figures run $10 to $30 for replacing a few bricks. Wall repair runs $20 to $40.
These are national ranges, and each figure below keeps its own source and year. This guide covers repair short of repointing a whole wall. That means replacing bricks, fixing cracks and rebuilding sections, plus lintels, porches and steps. It is the cost side of our brick and masonry repair work across the Twin Cities.
Repointing a whole wall has its own numbers in our tuckpointing cost guide.
What does it cost to replace damaged bricks?
The brick itself is the cheap part. One 2026 cost guide puts a standard red brick at about $0.40. A rare or antique brick runs up to $10. Another 2026 guide puts materials at as little as $1 per brick and $30 for mortar. It calls labor the dominant cost driver.
A 2025 cost guide says most masons charge by the project, using a square-foot formula. Here is how the published ranges compare.
| Repair | Published range | Published in |
|---|---|---|
| Replacing a few bricks | $10 to $30 per sq ft | two 2026 cost guides |
| Brick veneer repair | $11 to $24 per sq ft | two 2026 cost guides |
| Replacing solid face bricks | $20 to $40 per sq ft | a 2026 cost guide |
| Brick wall repair | $20 to $40 per sq ft | two 2026 cost guides |
| Replacing a section of veneer brick | $10 to $14 per sq ft | a 2025 cost guide |
| Minimum fee on a small job | $200 to $400 | a 2026 cost guide |
Veneer is an outer layer of brick that carries no load. In a solid masonry wall, the bricks are part of the structure. A 2025 cost guide says most brick homes are brick veneer. A 2026 guide says veneer costs less to replace than solid face brick.
Small jobs run into minimums. The 2025 guide says most companies charge a minimum of around $300 for small projects. It prices 18 square feet or less at $300 to $400. A 2026 guide puts the minimum for a small spalled section at $250 to $450. Why brick faces pop off in the first place is covered in our spalling brick guide.
What does brick crack repair cost?
Small cracks sit at the low end. One 2026 cost guide puts crack repair at $500 or less for 10 or fewer bricks. When several areas are cracked, it runs $750 to $1,000.
Another 2026 guide prices crack repair on exterior walls by the height of the house. It lists $450 to $650 for a one-story home and $650 to $850 for two stories. A three-story home starts at $1,000.
Some cracks point to a bigger problem. One 2026 guide says cracks larger than 1/8 inch may indicate structural issues. Another says long horizontal or stair-step cracks typically indicate foundation problems and call for a structural engineer. Hairline cracks on a few bricks are typically cosmetic. That guide puts minor brick foundation repairs at $500 to $2,000 on average.
A crack or sag right above a window or door is a different case. It can mean the lintel is failing, and that has its own price below.
What does it cost to rebuild a section of brick wall?
When a section has bowed or crumbled, it comes down and gets relaid in matched brick. Two 2026 cost guides publish the same size table for brick wall repair.
| Wall area | Published 2026 range (two cost guides) |
|---|---|
| 50 sq ft | $1,000 to $2,000 |
| 100 sq ft | $2,000 to $4,000 |
| 200 sq ft | $4,000 to $8,000 |
| 300 sq ft | $6,000 to $12,000 |
A 2025 cost guide lands lower. It puts rebricking a 100 square foot area of crumbling, moisture-damaged brick at about $1,896.
Bowed walls are the expensive end. One 2026 guide puts bowing brick wall repair at $7,500 to $40,000 per 100 square feet. Another 2026 guide puts it at $2,000 to $6,500 per 100 square feet. That gap is why we look at a bowed wall in person before we price it.
Wall type matters too. One 2026 guide puts accent or decorative brick walls at $5 to $30 per square foot. It puts load-bearing walls at up to $500 per square foot.
What does lintel replacement cost?
A lintel is the support over a window or door that carries the brick above it. One 2026 cost guide puts window or door lintel replacement at $460 on average. Its range runs $200 to $800.
Two other 2026 guides put a masonry lintel over a window at $500 to $700. Over a garage door, they put it at $1,000 to $5,000.
Repair short of replacement costs less. The first guide puts window lintel repair at $150 to $400, labor included. Garage lintel repair runs $200 to $700. The lintel itself costs $45 to $300 per piece, depending on the material.
Serious cracks or a sagging header push the price up. So does crumbling brick around the opening, which that guide says can be a sign the beam is rusting.
What do brick porch and step repairs cost?
Two 2026 cost guides put brick step repair at $300 to $750 per step. One puts the average at about $525 per step. Replacing a full stoop of up to five steps runs $1,500 to $4,400 in both. Per square foot, one guide puts mortar filling or loose brick replacement on steps at $15 to $40.
A brick porch repair, meaning repointing plus fixing small sections, runs $1,500 to $3,000 on average in one 2026 guide. Another puts a moderate porch repair at around $2,250. Full porch replacement runs $3,500 to $8,000 in both.
None of the guides above prices a porch pier on its own. We price a pier from the masonry itself on the site visit, along with the steps or wall around it. Brick and stone steps also fall under our walkways and steps work.
What drives brick repair cost in Minnesota?
Freeze and thaw. One 2026 guide says water freezing and thawing inside bricks causes most spalling. Minnesota walls go through 80 to 100 freeze and thaw cycles a year. The same guide says mortar cracks are normal after 20 to 30 years. Freeze-thaw cycles are on its list of causes.
Matching old brick. One 2026 guide says non-standard bricks or intricate brickwork can add up to 50 percent to material and labor costs. Mortar has to match too. Another 2026 guide puts a mortar color-match analysis at $150 to $325. A mortar composition test for historic building repairs runs $300 to $500.
Height and access. One 2026 guide adds 10 to 25 percent for hard-to-reach repairs above 10 feet. Another adds 20 to 40 percent for two-story buildings. A third says labor may rise 50 to 100 percent above 10 feet with scaffolding. We run lifts and scaffolds on commercial and church work. On a tall wall, that setup is part of the price.
Labor rates. One 2026 guide puts masonry labor at $40 to $100 per hour, varying with location and skill. Another puts bricklayers at $40 to $75 per hour, or a flat $1,000 to $2,500 for the project.
Debris and permits. One 2026 guide budgets $300 to $500 for a dumpster when old brick and mortar come out. It says replacing a brick in a brick wall likely won’t need a permit. Another puts a masonry repair permit at $100 to $250, depending on location. Check with your city before larger work.
When is brick repair a bigger job?
A spot repair holds only when the cause is fixed. One 2026 guide says contractors must also fix the causes of spalling, like moisture issues or improper mortar. Open mortar joints across the whole wall call for repointing. A bowed wall, or long stair-step cracks, calls for a structural engineer’s inspection.
Damage across a whole house points to full restoration. One 2026 guide puts full brick restoration at $5,000 to $35,000 on average. Another puts it at $5,000 to $20,000 or more, most often on historic homes. On apartment buildings, churches and storefronts, the same repairs scale up under our commercial masonry restoration work.
Ranges set the budget, and the wall sets the price. We look at the wall on a site visit and photograph what we find. The scope comes in writing before any work starts.
