Chimney repair is the work that keeps a sound stack from becoming a tear-down: repairing or recasting cracked crowns, repointing open mortar joints, replacing spalled brick, resetting failed flashing, fitting stainless caps, and installing liner systems so the flue vents safely. The crown takes the weather for the whole stack. When it cracks, and mortar-wash crowns all crack eventually, water runs straight into the masonry below and freeze-thaw goes to work. Depending on condition we either repair and seal the existing crown or recast it in concrete with proper pitch and a drip edge, then cap every flue in stainless so rain, snow and animals stay out of the system. Caps are inexpensive protection, and most Twin Cities chimneys are missing them. An open flue swallows water all year and dumps it into the smoke chamber, where damage stays invisible until it is expensive. If we are on your roof for any repair, uncapped flues are the first thing we will flag. Many older Minneapolis chimneys run unlined or with cracked clay tile liners, a real problem when a furnace, water heater or wood-burning fireplace vents through them. The cheapest chimney repair is the one done before winter.
