How Much Does Chimney Leak Repair Cost in Minnesota?
Chimney leak repair costs $150 to $500 to seal a leak and $300 to $1,800 to repair the flashing. Those ranges come from a published 2026 cost guide, which puts crown repair at $200 to $700 or more. The same guide prices a new cap at $200 to $850 and a new crown at $1,000 to $3,000.
Those are national figures, and the right fix depends on where the water gets in. This guide sorts the costs by leak source: crown, cap, flashing, mortar and brick, the flue itself, and winter ice. It is the cost side of our chimney leak repair work across the Twin Cities.
Minnesota winters raise the stakes. Chimneys here go through 80 to 100 freeze and thaw cycles a year. One 2026 guide says cracks can expand quickly if water seeps in and freezes.
The housing stock is old, too. The Census Bureau’s 2024 American Community Survey counts 87,975 of Minneapolis’s 216,155 housing units as built in 1939 or earlier. That is about 4 in 10. Prices for chimney work beyond leaks are in our chimney repair cost guide.
What does each chimney leak fix cost?
Every figure keeps its own source and year. Each row pairs a leak source with the fix that matches it.
| Where the water gets in | Fix | Published range | Source |
|---|---|---|---|
| Cracked crown | Crown repair | $200 to $700+ | a 2026 chimney repair cost guide |
| Failed crown | Crown replacement | $1,000 to $3,000 | a 2026 chimney repair cost guide |
| Missing or rusted cap | Cap replacement | $200 to $850 | a 2026 chimney repair cost guide |
| Lifted or cracked flashing | Sealant or patching | $200 to $500 | a 2026 flashing cost guide |
| Damaged flashing | Flashing repair | $300 to $1,800 | a 2026 chimney repair cost guide |
| Open mortar joints | Repointing | $500 to $2,500 | a 2026 chimney repair cost guide |
| Cracked brick | Small crack repairs | $150 to $500 | a 2026 chimney repair cost guide |
| Spalled brick | Spalling brick repair | $1,000 to $3,500 | a 2026 chimney repair cost guide |
| Porous brick and small leaks | Sealing and waterproofing | $150 to $820+ | a 2026 chimney repair cost guide |
| Unlined or oversized flue | Liner replacement | $1,500 to $7,000 | a 2026 chimney repair cost guide |
Labor is a big share of these numbers. One 2026 guide puts chimney repair labor at $50 to $200 per hour. The 2026 flashing guide says labor is 60 to 70 percent of a flashing repair.
Is the leak coming from the chimney crown?
The crown is the concrete slab on top of the chimney. One 2026 guide says it protects the brick and mortar from weather damage. The Minnesota Residential Code calls for that top to have a drip edge and to be sloped to shed water.
A cracked crown lets water into the chimney from the top. The 2026 guide puts minor crown repair at $200 to $700. It says replacing the entire crown can cost up to $3,000. How we decide between sealing, patching and a new crown is on our chimney crown repair page.
Is a missing or rusted cap letting rain in?
The cap is the metal cover over the flue. The same guide says a cap keeps rain, snow, debris and animals out while smoke escapes. It says a damaged or missing cap leaves the chimney vulnerable to water damage. Replacing a cap runs $200 to $850 there, for the unit and installation.
Caps come with one exception. The U.S. Fish and Wildlife Service asks that masonry chimneys used by chimney swifts not be capped or screened. A chimney with a metal liner is the other way around. The agency says to cap it so birds and other wildlife do not get trapped inside.
Swifts arrive in March or April, and the agency says repairs belong in the months when they are not present. If swifts are nesting in the flue, the work waits until they leave. Which cap fits which flue is covered on our chimney cap installation page.
Is the flashing failing where the chimney meets the roof?
One 2026 guide says leaks typically occur where the chimney meets the roof, often from damaged flashing or failed sealants. Flashing is the sheet metal that seals that joint. Step flashing alternates with the shingles along the sides. Counter flashing laps over it, with its top edge set into the mortar joints. How we replace each piece is on our chimney flashing repair page.
A 2026 flashing cost guide prices small cracks or lifted edges, fixed with sealant or patching, at $200 to $500. Rusted metal, missing sections or water under the shingles call for full flashing replacement. The broader 2026 guide puts flashing repair at $300 to $1,800. Chimney size, material, access and the extent of damage set the price.
Material moves the price. Per linear foot, the flashing guide lists aluminum at $5 to $10 and galvanized steel at $6 to $10. Copper runs $15 to $30. It says aluminum lasts 15 to 20 years and copper 50 to 100 years.
Are open mortar joints or porous brick soaking up water?
Brick and mortar wear down with the weather, and cracks usually start small at the corners. Repointing removes the worn mortar and replaces it with fresh mortar. One 2026 guide says that repair helps keep water out. It puts chimney repointing at $500 to $2,500, with labor about 90 percent of the cost.
The same guide puts small crack repairs at $150 to $500 and spalling brick repair at $1,000 to $3,500. Spalling is brick that flakes, pits or crumbles. How we repoint a chimney is on our chimney tuckpointing page.
Sealing is the other line. The guide puts sealing chimney leaks at $150 to $500, and full waterproofing at $800 or more. It also lists moisture trapped behind non-breathable sealants among the causes of spalling.
Is it condensation from an unlined or oversized flue?
Some chimney water comes from inside the flue. The Minnesota Residential Code says masonry chimneys shall be lined, and the lining must suit the appliance connected. Any other approved lining has to resist corrosion, erosion, softening or cracking from flue gases and condensate.
Flue size matters too. A Minneapolis inspections policy covers a furnace or boiler coming off an existing chimney. The appliance left on it has to be sized to control flue gas condensation inside the chimney. That comes up when the furnace comes off the chimney and a water heater is left venting into it alone.
The fix is a liner sized to the appliance. One 2026 guide puts chimney liner replacement at $1,500 to $7,000. It puts a new liner at $900 to $7,000 installed, depending on the material and chimney height. How that work runs is on our chimney liner installation page.
Is snowmelt or an ice dam backing water up at the chimney?
Some winter leaks start on the roof around the chimney. University of Minnesota Extension calls an ice dam a ridge of ice that forms at the edge of a roof. It keeps melting snow from draining off. Water backed up behind it finds cracks and openings in the roof covering and can leak into the home.
Extension names chimneys among the sources of heat in the attic. It says frequent use of wood stoves and fireplaces moves heat from the chimney into the attic space. Ice dams form when the higher roof is above freezing and the lower edge is below it.
Its long-term fix starts inside the house. Extension says to make the ceiling air tight first, then consider more ceiling or roof insulation. Our part is the masonry and flashing at the chimney, so we look at both before we write the scope.
What should you do the day your chimney leaks?
Write down when it leaks. Steady rain, wind-driven rain, snowmelt and leaks that show up only in heating season each point to a different source.
- Put a bucket or towels under the drip and move anything that can stain.
- Photograph the stain, the ceiling and the chimney top from the ground.
- Note the date and the weather each time it leaks.
- Stay off the roof and leave the repair to a mason.
Do not wait on it. One 2026 guide says unchecked leaks lead to mold growth, wood rot and structural damage inside the home. It puts emergency repairs at up to $300 per hour, against $50 to $200 for regular repair labor.
When does a chimney leak mean more than one fix?
Water can find more than one way in. One 2026 guide says repair makes sense when damage is isolated to specific components and the structure is sound. It points to a rebuild when spalling spreads across multiple sections or the mortar is worn throughout. A chimney that has been repeatedly patched over the years is on that list too.
The same guide flags repair costs that approach 50 percent or more of replacement. It puts a partial rebuild at $1,000 to $5,000 or more and a full chimney replacement at $4,000 to $15,000. It also says a $200 repair today can prevent a $2,000 repair tomorrow if moisture damage spreads.
Ranges set the budget, and the chimney sets the price. We find where the water gets in and photograph it. Every fix goes into one written scope before any work starts.
